Deed Preparation and Recording Services - $525.00

Our experienced attorneys will prepare a no-consideration quit claim deed for you, conduct a remote online notarization and record your quit claim deed in the appropriate land records office for a low flat fee of $525.00. (**Note our fee does not include County/City recording fees for electronic filing (typically less than $77.00) and any applicable transfer or recordation taxes.

We typically can complete and have your deed submitted to the appropriate land records office for recording within 7 business days of receiving your order. All our deeds are prepared by experienced real estate attorneys licensed in Maryland and the District of Columbia.

If you would like us to prepare a quit claim deed for you, complete and submit our Deed Order Form on this site. Upon receipt of your request, we will advise you if there will be any transfer or recordation taxes required by the applicable city/county to record the quit claim deed and we will answer any questions you may have.

If you then want to proceed and have us prepare the deed, we will send you our retainer agreement to sign and an invoice for our services and the government recording fees. All amounts must be paid in advance before we begin work on the deed.

After the deed is complete, we will have the required owners of the property sign the deed via a notarization process known as “remote online notarization.” (This is similar to a Zoom call.) Note that parties signing via remote online notarization must pass a “knowledge-based assessment” in order to verify their identity. If an owner cannot verify his or her identity online during the notarization process, we will need to arrange to have a notary that we select do an in-person notary signing for the execution of the deed. (The notary will charge a fee for this service, which typically costs between $75.00 and $100.00 depending upon your location.) For anti-fraud reasons, and to secure the integrity of the deed preparation and recording process, we must select the notary who does an in-person notarization.
