A title search of the property is recommended if the current owner of the property did not obtain title in an arms-length transaction with a third party in which the closing was conducted by a real estate settlement company and a policy of title insurance conveying good and marketable title to the property was issued with the sale.
Note City and County recording fees (which will not exceed $71.50) and any applicable recordation or transfer taxes are not included in the flat fee for our services. If your deed is subject to transfer and recordation taxes, we will notify you in advance of preparing your deed for you.
